The project involved transforming 3–5 Bedford Row into over 32,000 sq ft of high-quality office space, with modern facilities including new roof terraces, cycle storage, end-of-trip amenities, and green roofs — all delivered while preserving the building’s period charm.
The scheme involved the vertical and rear extension of three interconnected Georgian properties, along with extensive internal reconfiguration and refurbishment works. The result: high-quality office space delivered through a combination of Cat A and Cat B fit outs.
The works included significant internal reconfiguration, a rooftop extension, and the installation of a fully electric MEP system supported by Solar PV, achieving both a BREEAM Excellent rating and EPC A.
Enhancing accessibility and future-proofing the building were central to the project, with thoughtful design and execution led by a collaborative team including Quantem (PM/EA/QS/PD), HUT Architecture, Elliott Wood, and Cream Engineering Services.
